1.1 Background of the Study

Virtual real estate tours have become increasingly popular in the real estate industry, allowing prospective buyers to explore properties remotely. Artificial Intelligence (AI) has further enhanced virtual tours by enabling immersive, interactive experiences that provide detailed views and personalized recommendations. AI-powered virtual tours can simulate real-time walking through properties, offer personalized property suggestions, and even answer client queries automatically.

In Plateau State, real estate agencies have started adopting AI-driven virtual tour technologies to provide an enhanced customer experience. The use of AI in these tours helps clients make more informed decisions without the need for in-person visits, especially in the context of the COVID-19 pandemic and increased demand for online services (Tijani & Suleiman, 2025). This study evaluates how AI-driven virtual real estate tours are improving client engagement and sales in Plateau State.

1.2 Statement of the Problem

The real estate industry in Plateau State faces challenges related to the high costs of property viewings and the difficulty in reaching potential clients who are unable or unwilling to visit properties in person. Virtual tours have the potential to reduce these barriers, but their integration with AI technologies has been slow and often limited to high-end properties.

1.3 Objectives of the Study

1.6 Significance of the Study

This study offers insights into how AI-driven technologies can transform the real estate industry by providing more accessible and efficient ways for clients to explore properties.

1.7 Scope and Limitations of the Study

The study focuses on real estate agencies in Plateau State that utilize AI for virtual property tours. Limitations include access to proprietary AI tools and variations in the adoption of virtual tours across different agencies.
